Project Manager (Construction & Fit-Out) | Banking Sector
Role Overview
As the Project Manager, you are responsible for the end-to-end lifecycle of bank infrastructure projects, including new branch fit-outs, ATM installations, and specialized corporate office renovations. Your role is a blend of technical site engineering, strategic procurement, and rigorous project governance. You will act as the central nervous system of every project—from initial site survey and stakeholder requirement gathering to final regulatory approval and closure—ensuring all facilities are delivered to the highest standards of quality, security, and cost-effectiveness.
Key Responsibilities
1. Project Initiation & Planning

Site Feasibility: Survey new sites (existing premises, plots, or shell-and-core buildings) and provide stakeholders with technical feedback and recommendations.

Design Coordination: Capture stakeholder requirements to initiate design phases; provide concept layouts and obtain necessary approvals from internal and external partners.

Documentation: Draft the “Landlord Technical Scope of Work” to define responsibilities and ensure the implemented scope aligns with the Bank’s agreements.
2. Tendering & Commercial Management

Tender Management: Review draft tender packs (drawings and scope) to ensure they sync with business requirements. Perform technical analysis of submissions and lead negotiations alongside the Procurement team.

Financial Oversight: Monitor project costing, review progress payments, and manage variations. You are responsible for ensuring all projects are executed in a cost-effective manner.

Procurement: Obtain vendor quotations, negotiate best rates, and process Local Purchase Orders (LPOs) in line with Bank policy.
3. Execution & Construction Supervision

On-Site Supervision: Coordinate with contractors and consultants to ensure the agreed scope and quality are met within the approved timeframe.

Reporting: Conduct regular site visits and provide detailed progress reports and meeting minutes to management.

Infrastructure Management: Monitor landlord construction progress and supervise complex branch shifting activities to minimize operational downtime.
4. Compliance & Project Closure

Regulatory Navigation: Follow up and secure critical regulatory approvals from entities such as the SSS, ROP, and CBO.

Final Certification: Perform formal project closure, ensuring all O&M Manuals, Snag Lists, Rectification Certificates, and Project Completion Certificates are archived.

Stakeholder Management: Update the “Project Badge” and maintain continuous communication with stakeholders regarding project status.
About You: Skills & Competencies

Technical Mastery: Proficiency in drafting layouts using AutoCAD and managing schedules through Microsoft Project.

Analytical Thinking: Ability to review complex contracts and negotiate both technical and commercial terms effectively.

Strategic Planning: Capable of handling multiple high-priority projects simultaneously with a focus on long-term organizational goals.

Influencing & Communication: Strong written and oral skills to draft approval memos and influence decision-makers at the management level.
Qualifications & Requirements

Education: Graduate or Post-Graduate degree in Civil Engineering, Construction Engineering, or Quantity Surveying.

Experience: Proven track record in the construction market, with a strong understanding of current market rates and benchmarking.

Computer Literacy: Advanced skills in Microsoft Office Suite and specialized project management software.

Domain Knowledge: Familiarity with the specific security and operational requirements of banking infrastructure is highly advantageous.
